Things to consider when preparing your home for sale.

• De-Clutter. Spend some time going through your home and removing items that make a room feel small. Oversized furniture is one example. Pack up items that you no longer use. Clear away as many surfaces as possible.
• De-personalize your home. Remove personal photos of your family. A potential buyer may recognize you and in some cases it can become awkward when you see them next time.
• Clean everything! Make sure that your whole home is in top notch shape. Put away toys or pack them up, so that when a showing comes up you will have an easier time tidying up.
• Empty over stuffed closets and drawers. Buyers like to open closets and drawers to see how much space there will be for their items.
• Make sure that all door handles are in working order.
• Make sure that every light fixture has a bulb in it and is in working order.
• Make sure that all appliances and mechanical fixtures are working, and if not, take the time to get an estimate for the cost of replacement.
• Work on curb appeal. The outside of your home is just as important as the inside or even more so. If the house looks run down from the outside, it may be hard to get potential buyers in the door. First impressions are key!
• Find your papers. Find important documents on your property. Documents such as warranty information, manuals, survey certificates and utility bills. These papers may be requested by buyers and if you already have them at hand, it can make the selling process that much smoother.
• Do minor repairs. Fix broken drawer pulls, touch up the paint that is peeling, patch the scuffed up walls, re-caulk the tub, etc. It all makes a difference.
